Congratulations on closing on your new home! Whether it’s your first or not, the effort and planning that went into finding the property was likely just as significant. To ensure you’re not forgetting anything and to end this transaction on a high note, let’s go over a few key points.

TRANSFER TAXES INTO YOUR NAME

Contact the appraisal district to change the tax records int your name.

FILE FOR EXEMPTION

Contact the appraisal district to file for homestead, over 65, or disability exemptions.

Be sure to ask the appraisal district about any exemptions to which you may be entitled.

Tip: You must get your new Driver’s License before you can file for Homestead exemption.

TITLE POLICY AND DEED

The owner’s title policy and warranty deed will be mailed to you in a few weeks. If you do not receive it, please call your Title Company.

FIRST RELEASE OF LIEN

When you pay off your note, the lender should mail you your Deed of Trust, Note and Release of Lien. The Release of Lien must be filed at the County Clerk’s Office to remove the lien from your house. Some lenders will file it for you.

QUESTIONS TO ASK:

  • Where is the mailbox?
  • What is the mailbox number? Is there a mailbox key?
  • Is there a gate code for access?
  • What day(s) is trash collected?
  • Are there recycling bins? Is there a special day for recycling pick up?
  • Is there a “big item” pick up day?
